Why we program to occupancy
Displacing twenty rooms in a peak week and displacing twenty in a quiet one are identical construction and completely different financial outcomes. Florida's season is severe and predictable enough that the calendar changes the result more than almost any other decision.
So we start from your occupancy calendar rather than from a construction sequence, even where that is less efficient for us.
The guest is the constraint
No loud work before the agreed hour. Guests past a finished hoarding, never through a site. Every area presentable at the end of every shift. Separate lifts and routes. Life safety in service throughout.
And smell controlled deliberately, because adhesives and coatings travel through a hotel's air systems and generate more complaints than noise on many projects.
Honest numbers, stated in scope
We report cost per key with its scope declared, because two honest figures with different inclusions invite a comparison that is not real.
And we will not agree a reopening date we do not believe in. A date you can market against is worth far more than one you have to retract to guests who already booked.
