FAQ
Hotel and resort renovation in Florida
- Can the hotel stay open?
- Usually. The program is built from your occupancy calendar.
- What drives cost per key most?
- How many rooms operations can release at once.
- Why a mock-up room?
- A change agreed at room forty applies to the thirty-nine already finished.
- What generates most complaints?
- Often smell rather than noise.
- Can corridors be closed?
- No. Sectional working with a maintained route.
- Do you flood test bathrooms?
- Every one, before tiling, no exceptions.
- Will you price stack renewal blind?
- No. Condition is unknown until opened.
- Is displaced revenue a project cost?
- It should be, and it changes which program is actually cheaper.
- What about rooms next to the work?
- Frequently unsellable. Models that ignore that understate the cost.
- When should exterior work happen?
- Lowest occupancy window, and out of the worst weather where possible.
- Should guests be told about a pool closure?
- At booking, not at check-in. That difference decides whether it becomes a review.
- Can a PIP deadline be negotiated?
- Before it is agreed. Price and program it first.
- Why do cost per key figures differ?
- Different inclusions. Ask exactly what is inside.
- What delays reopenings?
- Long-lead furniture and fittings, usually.
- Will you commit to an optimistic date?
- No.
